You know, one thing I wanted to ask it will be side some of the topics we discussed before you have moved around a lot. The first time I a L I a new you, you lived here in Thailand, in Bangkok.

Well, we both lived there, gave us a chance to break bread a bit. Then my hometown of San Francisco. Now you're in my dad's hometown of Chicago. I used to it. So all those, all those cities have a connection to me. So

How, how, how are all those plays?

How are all those places different?

3 (6m 53s):
Mmm. They are all very different actually bank I'm originally actually from LA. So that's one of the ones that wasn't on your list, but I, I got into making a Adult websites in my early twenties and he had some friends making websites and Thailand, and we're like, you know, why don't you come on over? And you know, your, your money we'll go far here. So, so that's kind of what happened. And I moved there, I loved it. I lived in Thailand for 10 years, but you know, their came a point where he was like, you know, I wanted to kind of be able to branch out and have more, you know, I mean more people in the industry and beyond, and I worked for every one in the U S and I got so tired of staying until six in the morning, every day to be able to talk to people.

So, so, so decided to move back to a San Francisco, which was a complete opposite in a way, because I went from someplace with a really, you know, this is possible to live pretty cheaply as you know, in Thailand and then moving to San Francisco, or it's a, a tiny apartment is $3,000 a month. I was able to grow the business when I move to San Francisco and that, that made up for it. And I'm a, in San Francisco or San Francisco, it's a very fun city. And as you know, but I was looking at M you know, wanting to be able to finally own some property or a real estate's.

So in Chicago, it was just a lot more possibilities. And I love all the architecture and the buildings and everything in Chicago. And I had a little bit of it, the same aesthetic as a San Francisco with in a very walkable and great public transportation. So ended up here I'm and I'm still here, and I think that's a great city. So, so yeah, it just a very walkable

Site. So, so tell me how you got your start in the industry.

3 (9m 15s):
Yeah. So I got my start, so I, I was first working for I'm out and the advocate magazine is I actually studied journalism way back when I was doing writing and stuff like that. And I'm an advocate also at the time owned freshmen and men magazines, or a and M zipped was there other one. So I sort of kept getting assignments on the porn side with, you know, writing erotic stories and, you know, editing some of the stuff. So through that, I made contact in the adult industry first with a Morgan who I know, you know, right.

Oh yeah. For me, I past guest on the, on the wall

Podcast. Exactly. Yeah. So he, he was kinda my first introduction to the gay porn side of things. And I, I did some writing for their magazine and through him, I, I got introduced actually to a company called Adult Check, which you might remember. So I met the people at Adult Check and, you know, they offered me a lot more money than I was making work in for the magazines. So to, to, to manage their time at the time they had something called Adult Check gay. So I got hired basically to manage that product. So, and that's kind of what I learned about how to build websites.

3 (10m 48s):
And at that time they were AVS sites, which were really easy to make, or you could slap 50 photos and no basic HTML and, you know, start getting some nice checks. So that, that was kinda how I got my star. And then, and that kind of ties into how I ended up in Thailand. I'm one of our top web masters living in Thailand. And it was the first time I went, it was actually to do some work with them and, and I liked it so much there. I just ended up making plans to move there. And by that point, I, for a fortunate with Adult Check they also let you make your own site.

So I had started to making some income off my own sites and 'em at first, when I moved there, I was still working for Adult Check, but eventually I kind of just branch off, out on my own. And that's when I a little later, I started doing pay sights as well.

4 (11m 50s):
Okay. So where did, where did you go from there? I mean, you know, obviously now

2 (11m 54s):
You're one of the, one of the major Owners in the, in the gay space. How did you go from that point to where are you

3 (12m 4s):
You're you're at today? Yeah. I mean, its kind of a long story, but I, so in the beginning nobody was really filming content in Asia. And so I saw kind of a hole there, like nobody, I saw an Asian man where a sexy and there were no there's only one Site I know of at the time that was really catering to Asian men, which was called Asian guy's dot com. But I'm, you know, if the content was pretty a amateur there, wasn't a really say and it was bad.

Yeah. I can hear it in your voice. Danny I know you too well.

3 (12m 54s):
So there's that. And then also that content, there was no like Japanese guys. It was very much just one on one type of model. So I'm so the first side I actually started was called Japan boys. And the reason it was at that time, there was not a single site that had uncensored content of Japanese men and that was going back and forth between Japan and Thailand had to go to Japan and, and you know, built a little crew their, and you know, I had to go back and forth on film. So Japan boys was still one of our site's and it's still does pretty well. And so yeah, it kinda just moved on from there.

3 (13m 35s):
And then I kind of built the affiliate program just by making connections with other studios and porn stars and you know, is that they had content, but they didn't really know how to market it online. And from my time at Adult Check I really learned a lot about online marketing. So what, at the time it was like TTPs and, you know, making galleries and submitting to link Lys and SEO and all of that kind of stuff. So I, I really liked got a lot of a knowledge out of that. And I, you know, since, you know, I knew there was not at that time, there was just a small handful of gay affiliate programs.

3 (14m 20s):
So when I went to see bucks, it, they were very few gay affiliate program is the only ones I can remember that were around back then, Oxy Harland from pride bucks launched the same year I did. And, and we became pretty close because of that, you know, just trading information. And he was always kind of a, you know, a shining light, you know, you always had great advice and he was a very, a very nice guy, as you know, I'm sure everybody remembers, but so yeah, so, so that's kind of just how it grew in just over the years. I've, you know, I have been fortunate to, you know, have meet other great partners, like some of the ones that you mentioned in the beginning of this show and just kinda continued to, to build from there.

It just kind of like almost like empire building, you know, you start with one side and then, you know, you put stack a couple more on top and it kind of, you know, and, and because I think we have a good reputation, we've never missed a payout. You know, people know that we're a company that they can trust and then they talk about it to people. So, you know, we actually get people coming to us and you know, if it's a good fit and you know, and their, they, you know, they are looking for a partner we're, we're always happy to talk to them and see what we can work out.

Great. Now obviously COVID has been a dirty word throughout the world this year. How has it impacted your business?

3 (15m 59s):
So, interestingly, right after it happened, the first two months were record months for us. So like at first I was like, Oh my God, I hope COVID, it never ends. Mmm. Not really, but, but I get it. Yeah. But for the first two months, everybody was stuck at home at that time. I think the financial impact of it didn't really hit yet. So exactly. So yeah. So the first two months were really good as far as, you know, like I said, record month for sales, profit, everything, but then the third month and we started seeing things kinda change First some of our producers were no longer, you know, they ran out of content.

3 (16m 43s):
So we didn't have as many updates. We had to figure out ways to do with either trades or, or how do you know what was the recycling content or, you know, whatever. So that, so around the third and fourth months after the pandemic, it did kind of hit us and, you know, things went, you know, that we never really, you know, suffered terribly, but it did go down to what we were before the pandemic, basically. So, and that brings us, you know, to the last few months, the last three or four months, which have, which has actually been pretty steady.

3 (17m 24s):
We've been fortunate in that we have studio's in Asia. So in Asia they really don't have any problems. Like one of our studios is in Taiwan. We have a new site called and they're all based in Taiwan. So what's it called? Oh, it's called T dude, the dude JP. Okay. So that's the studio and Taiwan where there's zero cases and they just, everything is normal. So, you know, there's no labs filming and we were able to hire them to film for some of our Asian, other Asian sites I'm so that kinda helped a lot they're and we were able to go back to the producing in Japan as well.

3 (18m 6s):
So on the Asia side, our sites have actually continued to increase because there's been no slow-down of content. Its been a little more difficult with our, a American studios M we work with 'em quite a few American studios. So I dunno if you know, an alternative dude's is one of them dirty boy video. I'm trying to think what else, Dominic Pacific. Although he was filming in Brazil, which also, you know, he hasn't been told to get back over there with everything going on. So, so yeah, it really With, we're still in a phase where we're having to do trades and stuff, but fortunately we've just started for our, our, our, our own studios to do production again.

3 (19m 1s):
Now with the talent testing, we are doing the full panel COVID tests for all of the models and because the most important thing for me is just that all the models are safe. That's the crew is safe. You know, I don't want anybody to get saver M on our sets. So, and we're very fortunate at that, you know, a talent testing and in LA and Vegas have been great with being able to tech, get everybody tested. So just within the last three months, we've been able to start production again, which has helped our sales go back up of course. Cause they are, they really tie in together. Yeah. So I think so I think we're heading in a good direction.

3 (19m 46s):
Good. Good. Now, besides COVID what are other challenges you or your business is facing today? Yeah, I mean, I, I think at the same challenges we've seen for the last 10 years, but there's, you know, a few of them are a little bit newer, of course there's like, you know, the, the, the piracy in the, you know, all the free content on tube sites and stuff like that. And, but I'm also more recently, and I don't know if I call it a challenge, but it's something that we had to adapt to as all of the fans sites.

3 (20m 26s):
And yeah, 'cause, you know, even with hiring models these days, it's a lot more difficult. Cause the models will say something like, you know, I'm not, you know, we we've been refused by, you know, stars that have large followings on their fan sites or whatever 'cause they say they didn't want to hurt their brand by doing studio porn or things like that, which I think is a little funny because what I try to tell these guys, look, have you worked for a studio and it actually helps your M your fans Site because we're promoting you to all our followers, you know, and as we work with a porn star, we're, you know, putting their, a Twitter handle out there were re tweeting them.

3 (21m 13s):
And, you know, so I think, and I think things are gradually changing where now, you know, these guys are seeing that I'm and we are, you know, I'm starting to be able to work with, you know, together with, with the porn stars. And there, I actually just watched yesterday. I don't know if you know, the XB is Berlin, they're doing a virtual show, this, they were doing it the last couple of days, but there was an interesting topic about how we can work together with the porn stars. So for example, if just for fans, we were able to have the porn stars link to a studio site with an affiliate code and, you know, we could link to their fans site with an affiliate code, and then he's working on something of that effect, which I think is a really great idea and it will get all our studio's and porn stars to really work together more.

3 (22m 12s):
And so I think that's what is going to be happening in the future. I think that's how we're all adapting with this new reality and, you know, we're going to be able to work, you know, to form a stronger collaboration with the stars.

4 (22m 28s):
Sure, sure. Now, currently, what is your biggest website and what, ah, how are you looking to grow it in the next year?

3 (22m 39s):
So our, our, our biggest a website is Peter Fever and what we've done with that is we really try to focus on, excuse me, and having storylines that our, you know, unique and different, and that can grab attention. You know, our, our, our last, the MoVI we just released couple of weeks ago is called the zombie come suckers. And interesting. Yeah. So it's mainly, you know, the whole Halloween theme and it was, you know, kind of a parody of some of the zombie movies.

3 (23m 19s):
So it's pretty comedic where they go, you know, they eat somebody's come and then they turn it into a zombie and there's some kind of hokey space. So that, that was a fun one to make. So just so I think what we've really done well with Peter Fever is doing these kinds of, of parody films, or even some films kind of have a little message. Like We like I ride some of them, or I have a couple of screenwriter, is that right for me? And what we're also trying to do is I'm, you know, kind of break the stereotypes of Asian men being really passive and feminine, and so that, you know, age and men, or a sexy and hot sow and, you know, giving them leading roles and these kinds of some movies, which, you know, none of, none of the other studios are currently.

3 (24m 12s):
So I think that's, that's kind of where we're at with Peter Fever, but I think, I think just by continuing to, I mean, we basically try to outdo ourselves on every movie we do with Peter Fever. We do have some kind of one-off scenes and between, but for the actual movies, we're always trying to make the next one better than the last one. And we've had some pretty good films, like the gay benders is one that, that did really well for us. So, yeah, I think that's kind of what it is. We just want to just make interesting movies that maybe have some messages and maybe we can get more eyeballs on it just by doing something that's really unique and different And and, you know, staying relevant with the crazy times we live in.

Sure.

2 (25m 7s):
I remember when Peter started at the site, you know, and we, we were talking about what they were going to do. Sounds like it's come a long way now, where do you see the adult industry going in the next five years or so?

3 (25m 22s):
Yeah, so that's a good question. I think, I think it is kind of moving, it goes a little bit back to what I was saying about us working and closer collaboration with the porn stars and finding ways more ways we can work together and not look at each other as competition. So I think that's one thing, but I also think after the COVID age at 'em kind of like a rock band goes on tour, I think we're going to see more of a porn studio is going on tour and, you know, doing live performances or, you know, meet and greets or signing autographs or, you know, whatever it is.

I think if we could create an actual live experience for our fans, it's people who have always asked four and we, we have successfully done actually Peter Fever nights at several clubs. We did something for gay daze a couple years ago, and then people really liked that. So I think if there's, I think as things keep technology keeps progressing and stuff, just finding ways to, to have a closer connection with fans and whether it be in person or something, or even virtual that I kind of think that's the direction that going to go in.

Okay. Now what trends have you seen in, in the Adult affiliate marketing and your time in the business? It certainly changed a lot, hasn't it?

3 (26m 56s):
Oh yeah. Yeah, definitely has. I mean, I'm like back in the days when I was doing Adult Check it, it was funny because the big thing was you'd want to make as many sites as you could, as fast as possible, because when you were on top of the Adult Check link list, you would automatically get five to 10 sales just from people clicking on the new sites on the link list. So that, that was like, you know, back at that time, it was, you know, very different. So now, but then it kind of a bit. Yeah. So it's a, it's really changed, you know, over the years, I'm in a way, I'm sure that you remember when everything was about getting galleries on the hon that he was making the TTP galleries and that, you know, that was a great money Baker back in the day for affiliates, he stays, you know, we don't, you know, gallery's, they still exist.

3 (27m 56s):
They kept the occasional sale. Here are there, but I'd say its very low on the totem pole, but we still have blogs that do well review review site. We will do a real, we still do really well. I feel like there's still some of these traffic sources from the old school marketing that's still work, but a lot out of the younger affiliates either don't know about them or that's just not how they promote. So most of our new affiliates, they are making sales either from their social media. Like quitter's the biggest one for sure. Also bloggers do quite well, the bloggers, so M and M tube sites of course, or the other big one.

3 (28m 51s):
So it's really kind of, I think, you know, with technology, you know, people want, you know, they really want like the video, like the free video content that serves to them very fast. So that's why Twitter is, you know, is so huge now and tube sites still a very big, so those are the only, those are definitely the two top traffic sources, but you can, if you have a quality blog or a quality review site that people trust is still possible to, you know, get a lot of sales and get really good high converting traffic from those.

3 (29m 33s):
So, so that's, that's kind of a, what I've seen from the people that are promoting us.

4 (29m 41s):
Okay. Now I'll tell us about some

Of the sites you run and any news sites you've added to it.

3 (29m 48s):
Yeah. So the new, the last Site we added his, the G dude Site, which I told you about that was a few months ago, basically what that is, is one of our, a porn stars and that Liz in Taiwan. And it has a very big following. We had hired him for Peter Fever as a model. And then I, you know, come to find out he's got this huge fan base and you know, over a a hundred videos that he did, it really only marketed in Chinese to a, a, an Asian audience. So that was kind of, yeah, that was kind of a perfect fit for us.

3 (30m 31s):
'cause what we like to do is take videos that haven't really been seen before and promote them to a Western audience, a thing that, you know, we'd done in the past with a Japan boys and some of our other sites. So yeah, so that's how it was already off to a really good start. And it's really just an Asian muscle man and you know, some kind of fun storylines also on stuff like that. So that's the newest one. And we also, another site is another one of our newer sites is a Yoshi Kawasaki. He's a Japanese porn star. Umm, but he's filming for a lot of European studios and a, he just decided to, you know, start his own brand, but have doing a very high quality productions and also very, you know, he's kind of a fisting, you know, more extreme porn star.

3 (31m 36s):
So his content is a very unique, it's kind of artistic at the same time. So that's another one that it's very different than anything else out there. You know, it'll be like, you know, him eating ice cream off at somebody's butthole or whatever, you know, but it novel. Yeah, exactly. But I think because it is, I think that's a thing you want you to need something to you, you need content that kinda stands out and it cuts through the noise these days, especially with Twitter where people have such short attention spans. So you want to do something that's unique and different. That's going to be like, Oh that's, I've never seen that before.

You know, I got to see what's going on now.

You know, I gotta say, I gotta say Danny I had never seen anyone. I eat ice cream off of somebody, but all that now they absolutely have to agree with you with it.

3 (32m 30s):

So what is it as, as, as he says to the straightest of the straight Asher, send me the link or what the hell now I'm now not now you got, you got me curious. So what is your hay man? You know me Dan I'm from San Francisco, like, Hey, like anything phases me,

You live in Petaja, there is nothing you haven't seen, you know?

2 (33m 8s):
Yeah. In Bangkok man, but they don't call it Bangkok for nothing as you will know. So what is your favorite movie you produced? And a lot.

3 (33m 21s):
So I would say that the, the favorite, the best movie that I produce for my favorite, just because it was the most fun to make is a movie called the deuce M which was a Peter Fever movie. And basically what it is is that it's like, it was a parody of, of the seventies. So we went out and then we bought all these crazy seventies outfits and we found this gay resort and Georgia, that just, it was like so perfect for this movie because I swear to God, like they had a disco that straight out of the seventies, room's had some of these furniture in it and it was almost like, OK, we have to make this a seventies parody.

3 (34m 7s):
So we just had a lot of fun with it. We had to like, you know, we dressed up as Pinto from, you know, the seventies Pimms and like, you know, we had a really fun storyline, all of the porn stars that were on that show or just so much fun to work with. And they are, you know, we all just had a great time and it was like being on vacation and, you know, cause we all had rooms, its, it was at that, it was called it's called the parliament house. I've loved to promote them because they were, you know, they were very kind to us. The parliament house. Yeah. The parliament house in Georgia and a complex called the metropolitan complex and interesting piece of a trivia is that their actually the largest gay resource in the United States.

So they, they have, and they just let us have the run of the place. So we were able to film where we wanted a ride.

Wait, wait a minute. It wait a minute in Georgia. Yeah.

3 (35m 9s):
I was surprised to see and it's closing optional. Now they have like three swimming pools. And so yeah, so that was a, that was a lot of fun to shoot. So, and now I think the movie came out great too. Right.

And then I'm proud of the proud boys have been shown up with their AR fifteens yet.

3 (35m 30s):
Not yet. Surprisingly, the funny thing I found is that as far as conservative it is, cause I've been around, I've done some traveling around the South and For how conservative and it's being the Bible belt, but then certain things are just like, yeah, lets get naked. That's totally fine. I like you go to Atlanta and you know, the, the, the strippers just to get fully naked, they'll dance on your lap. They'll do whatever. And it's like, wait a minute. What's been there. Done that. Yeah. I,

Today is part four of how to buy a website. Last week, we discussed making an offer and deciding the best price for the site you're buying. Once you've made your offer. The work begins. If you're working with a broker, like say, Oh, I don't know Adult Site Broker Cash we

Handle the negotiation for you. Let's say the seller doesn't accept your offer. They may make a counteroffer. If you decide that you're willing to pay more, you can either accept their counter offer or counter back to them. A good rule of thumb is to always leave room to negotiate. So don't make an offer that is the absolute most you're willing to pay. If you do that, then you have nowhere to go. If the owner counters your offer, once the owner and you have come to a deal than it's time to do some due diligence beyond what it is you've already done during the initial process of looking at the Site, you should of asked some questions like in the case of a pay Site how many joins and rebuilds there are per day and any other pertinent questions during due diligence, you need to make sure everything is where you needed it to be technically to integrate it with what you're already doing.

You may even get your developer involved. If you're not tech savvy, you and or your developers should ask these pertinent questions. Once these are answered to your satisfaction, you should either have the seller or yourself drop a sales agreement. I always tell my clients to do the agreement. Why 'cause that way you can dictate the terms. So whether you're the buyer or the cellar, you can make the rules. However, just to be ready to have the seller's attorney change. Some of those rules, nothing is final until everything is signed off on. Another thing we do for our clients is to do a letter of intent. Prior to the sales agreement is being done.

This gives you a roadmap for the agreement, the letter of intent and more so the agreement will have all the terms involved, including who pays for everything who pays for escrow. For instance, this can be paid by the buyer, the seller or split between both parties. We'll talk more about this subject next week and next week will be talking to Patrick from feet finder.
